 Advertising Fees (only when vacant):

  • P M Services Website: $37.50/month per unit
  • Craigslist: $37.50/month per unit - updated every other day to keep listings at the top 
  • OPTIONAL Tier 2- ADDITIONAL ADVERTISING website: $35/month

Lease Renewal Fee:

  • One additional months management fee when a Resident renews a lease

Tenant Placement Fee:

  • $500 for first Resident.  $300 thereafter 

Late Fees:

  • Owner keeps the late fees (single family homes & small properties)
  • Owner and mangement split the late fees (4 units or more)

A Stickler About Maintenance

  • We pride ourselves on our quick response to resident workorders. Fast response ensures resident satisfaction and minimizes potential damage to your property.
  • If it is determined that the resident caused the damage, the resident is billed for the maintenance call.
  • We drive by your property regularly to check if there are any maintenance issues.
  • We ensure that every unit we turn is freshly painted and cleaned, including the carpets. We make sure everything is in working order so your resident will be happy!

Careful About Qualifying Renters

  • Applicants for rental property must pass a strict screening process including a complete credit check, verification of current employment as well as current and previous rental history. If you choose, you can make the final decision.
  • We keep up to date with all laws regarding residential rental agreements. We make sure your residents sign all of the forms required by law. We follow all Fair Housing guidelines.

Tough on Delinquencies

  • All delinquent residents are promptly called and given 3-Day Notices if appropriate.
  • Residents who move from your property and owe money are billed, and the amount is placed on their credit. If they still don't pay, we assign their account to a collection agency or file a small claims action.


  • We review resident files regularly for the possibility of rent increases.
  • Unlike many other management companies, we do not keep resident late fees. The late fees are given to the Owner!
  • For larger maintenance projects, we get bids from various vendors so that you receive the best value and quality for the work done.
